Capital Real Estate, LLC (CRE) is a Denver, CO based real estate investment firm specializing in the acquisition, management and disposition of multi-family real estate investments. CRE leverages unique expertise in market intelligence, deal sourcing and asset management to optimize investment yields and investor returns.
Capital Real Estate (CRE) was formed in 2005. Since its formation, CRE has established a real estate portfolio of over $80,000,000 in apartment communities consisting of 6 properties and over 1,270 units. In addition to its existing properties, CRE maintains an active acquisitions pipeline to continue the development of the investment portfolio. CRE's current pipeline consists of an additional $50,000,000 in investment.
As a Denver, CO-based investment firm, CRE has focused its initial acquisition activities in the West and Mid-Western regions of the US; however it maintains a nationwide focus looking for investment opportunities meeting our defined investment criteria. CRE's management team offers extensive experience in sourcing and closing acquisitions, transitioning the management and ownership of the property upon acquisition, and providing effective asset management to optimize the upside potential on each individual property.
Currently, CRE is operating two investment funds focusing individually on opportunistic and yield producing acquisitions:
- The CRE Colorado Opportunity Fund focuses on value-add acquisitions throughout the Colorado multifamily market. The fund's current holdings consist of two properties totaling a combined investment of approximately $10.6 Million. Acquisitions within this portfolio offer significant upside through either improved property management, improvements to occupancy and expense control, rehabilitation and revitalization of the immediate vicinity, or revenue enhancing capital upgrades.
- The CRE Yield Achievement Fund focuses on stabilized Class A properties typically located in secondary markets. This fund's current holdings consist of 3 properties representing $70,500,000 in combined investment. Upside on properties in this portfolio is achieved through improvements to property management, rent growth, revenue enhancing capital upgrades, or control on operating expenses.
